Welcome to My Marketing Plan!

Many realtors do not have a true marketing plan to sell a home!  I will market your home 24 hours a day, 7 days a week.  I have found that my clients want information quickly, easily, and honestly.  Successful marketing sells your home.

When I list your home, I will customize my marketing plan according to your needs and desires.  When I first meet with you, I would like you to take me on a tour of your home.  Tell me everything you like about your current home as well as things your are not particularly fond of.  Then I will discuss Coldwell Banker and what it means to be representing them and you in the sale of your home.  I will also give you my background and explain my marketing plan and how I will tailor it to meet your needs.  Below is a typical marketing plan that I begin with.

  • I will prepare a Comparitive Market Analysis (CMA) to assist you in pricing your home to sell.
  • I will estimate the net proceeds from your transaction.
  • I will conduct a thorough walk through of your home after you have given me a tour so I can note amenities, upgrades, special features and give staging advice if need be.
  • I will provide a lock box to provide a safe access into your home for Realtors® with qualified buyers.
  • I will hire a professional photographer to take photos and create a Virtual Tour for your listing.
  • I will install the Coldwell Banker sign and property brochure box.
  • I will provide shoe covers for buyers who prefer not removing their shoes, so we can keep your carpet and floors gleaming.
  • I will submit complete and accurate details regarding your listing to the Metro Multiple Listing Service (MLS) and IRESIS reaching thousands of realtors every day.
  • I will create and distribute a full color property brochure designed especially for your home.
  • I will place a full ad with a photo of your listing in the local newspaper on a rotating basis.
  • I will advertise your property on top internet sites.  Internet exposure is key to selling your home!
  • I will promote your listing at office sales meetings along with the North Metro Board of Realtors.
  • I will mail "Just Listed" postcards to your neighbors, target markets, as well as past and current clients. 
  • I will create a bound, full color property information book for display at your property with extensive information for potential buyers (schools, area information, specific details of home).
  • I will schedule and host an Open House at your request whenever possible and advertise it on internet.
  • I will search the MLS for potential buyers - I will fax or e-mail your property information to all agents who have matching "prospects" and follow up with a phone call to create interest in your property.
  • I will provide feedback on all showings through the internet.  You will receive the feedback at the same time I do via email.

Communication during your listing

Communication is key!  You will hear from me a minimum of once per week, if not more often.  I am dedicated to personally providing the highest level of service to each of my clients every day until their home is sold!

  • I will keep you informed, at least once per week.
  • I will be available by cell phone from 7:00 AM until 9:00 PM and promptly return your call if you leave a message or you can email me.
  • I will follow up with every agent who shows your home to provide you with up-to-the-minute feedback about price, condition, location, and potential buyer interest.
  • I will handle inquiries regarding the home, qualify interested parties, and pursue showing appointments with qualified buyers.
  • I will verify with the buyer's lender that they can qualify for the loan for the purchase price on the sales contract.
  • I will order title insurance to verify and resolve any property encumbrances that could interfere with the selling of your home.
  • I will work with the buyer's agent, and their inspector to negotiate any objections raised by the inspection of the property.
  • I will assist the title company in setting the closing and obtaining all information needed for the completion of paperwork.
  • I will carefully explain to you all documents that you will be required to sign, and provide you copies of each document.
  • I will attend the closing - answering any questions you might have at the closing and proudly present your check from the proceeds!
